JOB PURPOSE:  Supervises and coordinates activities of workers engaged in maintaining and repairing physical structures of buildings and maintaining grounds and custodial services.




  1. Directs workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.
  2. Directs workers engaged in ground maintenance activities such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.
  3. Directs custodial staff in daily, weekly, and annual duties.
  4. Requisitions, tools, equipment, and supplies.
  5. Inspects completed work for conformance to blueprints, specifications, and standards.
  6. Studies production schedules and estimates worker hour requirements for completion of job assignment.
  7. Interprets company policies to workers and enforces safety regulations.
  8. Establishes or adjusts work procedures to meet production schedules.
  9. Suggests changes in working conditions and use of equipment to increase efficiency of work crew.
  10. Analyzes and resolves work problems, or assists workers in solving work problems.
  11. Initiates or suggests plans to motivate workers to achieve work goals.
  12. Maintains time and production records.
  13. Confers with other supervisors to coordinate activities of individual departments.
  14. Performs activities of workers supervised.
  15. Performs duties and projects as assigned and/or needed.


MINIMUM QUALIFICATIONS: (The following qualifications can be acquired and demonstrated through experience, education and/or vocational training as noted or as appropriate.)   


  1. High school diploma or general education degree (GED); and one (1) to three (3) years related experience and/or training; or equivalent combination of education and experience preferred.
  2. Minimum 2 years experience managing a facility and supervising a maintenance team.
  3. Must be able to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization
  4. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
  5. Basic Knowledge of Construction, Plumbing, and Electrical repairs and maintenance. Ability to perform tasks in each area.
  6. Must be able to attain and maintain an IVP Finger Print Clearance Card from the State of Arizona.
  7. Bilingual preferred.  




Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

While performing duties of this position, the employee frequently works near moving mechanical parts and in outside weather conditions and is frequently exposed to risk of electrical shock. The employee occasionally works in high, precarious places and is occasionally exposed to fumes or airborne particles and toxic or caustic chemicals.
